Earlier this year four kiddie rides were added next to the Carousel in Flushing Meadows Park, creating the new amusement park called Fantasy Forest. The press touted this as the first amusement park in Queens in nearly 30 years. That was not exactly true. There was another Playland in Queens that would remain open until the late 90s. Has it really been that long since Rockaway Playland closed? Queens was once the home of many many amusement parks. But then they all disappeared. Two generations grew up without them, having to settle for video games. And not just in Queens. The Bronx has not seen amusements in ages. Staten Island lost it's last amusement park in 2004, now a decade ago. The urban amusement park has become an endangered species. But not because Americans lost their taste for amusements. In fact, even as the urban amusement park went into decline, great big multimillion dollar theme parks built by the likes of Disney and Six Flags turned record profits. People are willing to travel cross state, even cross country, and pay a $30 or higher admittance fee, just to be in an overcrowded theme park with hour long lines on most of the attractions. The urban amusement parks offered something, maybe less thrilling in concept, but far less expensive, far less crowded, just as fun and just a few minutes drive away.

With the rise in popularity of the automobile came a new breed of amusement park. The roadside attraction. While the first amusement parks were built as destinations, the roadside attraction was designed to be a stop during the journey. For example, the amusement parks of Coney Island were built to take advantage of the crowds visiting the beach. In contrast, a roadside amusement park was designed to be spotted by the children of motorists while they were on their way somewhere else. In New York the trend began with amusement entrepreneur William Nunley who in 1939 co-owned the carousel that operated in the Golden City amusement park. When Robert Moses began eminent domain proceedings against the park, Nunley had the carousel and it's building moved to the town of Baldwin in Long Island. Nunely wanted to take advantage of the Sunrise Highway, a busy road used by thousands of motorists. His carousel was built adjoining a restaurant, with the idea that families looking for a place to eat would chose the one with an attached ride for the kids. The building expanded to include an arcade, and more amusements were added to an adjoining lot which was dubbed Happyland.

How to get out?

Hello all, We bought a bi-annual timeshare at Grandview in Vegas two years ago for $10,000 US.
We are on the points system. We have never used it at all.
There are not a lot of options in Canada to trade it for.
We were told a lot of lies when we bought. We are still paying the $188US/month for the mortgage every month.
Our problem is that we are from Canada. Our Canadian dollar is dropping very quickly. It is now costing us $270 Cdn/month.
They charge the monthly payments to our credit card.
Does anyone have any advice on how we can get out of this?
It is costing us a fortune.
I was thinking about just cancelling that credit card so they cant bill us anymore.
I don't think they can affect our credit rating since we are in another country.
If we call and ask them to take back the title, will they?
Any advice you can give would be appriciated.

Las Vegas Parking

This has come up in other threads often enough that I thought it might deserve it's own thread.

There have been rumors that parking on The Strip may no longer be free. Well, here's the current story: MGM properties are planning to start charging for parking. And if you don't know, parking is not free downtown. Downtown (Fremont St aka Old Vegas and the areas near Container Park) charges at lots and has meters on the streets.

Parking at Town Square is free in the lots but metered along the streets. However, they don't actually regulate the metered parking. They just collect the money (obviously it's mostly from tourists who don't know they don't enforce the rules). I happen to be a fan of charging for parking. It encourages carpooling and mass transit, which is good for the environment. And charging for parking encourages people to stay at their destination for longer periods of time, walking from one store or restaurant to the next, which is often good for development of places like down town areas, etc. Overall too, when parking costs money, there's less need for it and land can be used for better purposes (it's more efficient). Maui Ocean Club Sales Offer

I own 2 deeded weeks purchased as resales at Maui Ocean Club and am considering adding more deeded weeks via the resale market, but a recent offer from a Marriott sales rep has me thinking:
1. My 1 bed ov purchased 2007 to be enrolled in points program valued at 3900 points. The other was purchased in 2011 so does not qualify for the offer.
2. Marriott to sell me 1 deeded week 1 bed ov they have in their resale inventory (14,000.00) valued at another 3900 points
3. Marriott to sell me 4000 points.
Total points would be almost 12,000.
Sales incentive of 300,000 rewards points
Total price for all the above is about 55,000.00
So I get the equivalent of 2 more weeks than I have now plus a bunch of rewards points to use for some great trips.
Thoughts? Should I do it or just buy another 2 weeks resale?

2017 Destination Club Points Reservations

Has anyone been able to book at 2017 reservations with DC points?

I have looked at a number of resorts for January 2017 and I am seeing no availability with DC points anywhere. While I am interested in Canyon Villas, I have checked low demand areas such as Hilton Head in January as a system check.

I have Executive rating so I do get a message that anything beyond the middle of February 2017 is not in my booking window. And, I have usable points because I can see availability until December 31st of 2016.

Is there some wrinkle about which I have forgotten, or is it a matter of nothing yet being available for 2017? I wasn't able to get any kind of answer on the MVCI chat line.

Resale or Don't Buy

I have been through the major timeshare programs presentations from Diamond, Hyatt, Marriott ,Wyndham and Starwood. While the points program may be good for some the Maintance Fees are higher.

I have found that owning a week in a 2 bedroom lockoff in a Red Season Resort works for us. We pay on average $980 for our weeks+Exchange Company Fees.

Our home resort is the Ridge Tahoe which is on Interval and our Villa Mirage Diamond is with II and RCI(we split our 2 bedroom lock off and get 3 weeks depending on the time we choose to book). The Marriott is asking $1,700 in MFs for a 2 bedroom lockoff in Palm Desert. So we are going to try and get rid of it soon.

I toured the Sedona Summitt and like the property so I found a 2 Bedroom Lockoff for $1,300 which includes all MFs for this year. The MFs are $960 per year and its part of II and RCI. The resort is a Red Week all season like our Ridge Resort.

Owning a week on the old system works for us. If we take two day vacations its just not worth driving 100s of miles to do so.

My point is to listen to the presentation and notice the point values. Do you think spending $30,000 for a week or points which includes Interval Membership or RCI is really going to make you happy?

I feel happier klnowing that we purchased the week for thousandas less getting a nice unit and not having to stay at a motel. I find it fun working the system booking weeks at nicce properties.

On a few presentations I have heard others purchase at the high price and I felt like yelling to the entire room Rescind Resicind Rescind and to log onto TUG BBS to save money.

The way I see it as is if you purchase a Lexus a year old miodel it still is a nice Lexus just like when you buy a timeshare its only new when it was first occupuied or if the resort is under development.

Once the unit has been stayed in it starts to depriciate value as others have stayed in the unit. Would you rather pay $30,000 or $1000 for the same unit? Would you feel happy throwing away your money and then you end up paying the high fees.

I can't thank TUG BBS enough for getting us back to Timesharing on the resale market. My Grandparents spent $10,000 for a Marriott Week when here we bought our weeks for a Grand. We are happy with our resorts.

In fact this June we are staying at our Home resort at The Ridge using our Interval Banked Weeks+our owner week and can stay in the same unit.

Happy Vacations don't have to come at a high price.

This place is great. It's very quiet and laid back. It has become one of my favorite timeshares. The staff friendliness and helpfulness rivals the best I've experienced on any type of vacation anywhere.

I didn't take any pictures, but will do a review in a day or two. There are a few quiet kids here, but I think overall, this is a good resort for people who don't have young kids. It's a huge contrast to Marriott DSV. I found DSV to be very busy and full of families and on the loud side. CI feels much more like what I'd expect at a spa resort, but they don't have a spa.

There's a huge sales center, but it is closed. No one trying to sell anything right now. An owner said it will take a few months to transition to Diamond Resorts and then the sales department will be back in business. If everything else stays the same, this will be my go to spot in Palm Desert area.

Spoiler alert - I'll be giving it a 9.

With so many people apparently willing to pay DRI $250 to take their accounts back - How come I never see them in the "Bargain Deal" Section. I assume (we all know how assuming something is bad) that some of these accounts are old enough that they are beyond the ROFR time period.

I have a Canadian Marriott Premier Rewards credit card that I use. When I use it to pay my maintenance fees, it is charged in US dollars then converted to Canadian. The conversion rate is approximately $1.42 Canadian to buy $1 US. That means for every $1000 spent on maintenance fees I get $1420 x 5 = 7100 Marriott Rewards Points instead of $5000 if the dollars were at par. All Canadian dollar Marriott Rewards visa cards base the rewards amount on Canadian dollars after the conversion into Canadian dollars. Then we get 5 times the points when it involves an expenditure at Marriott.

Just learned on Trip Advisor that the Wildlife Refuge & Lighthouse area (including the visitor center) will be closed starting tomorrow (1/17/16) through April as they do some restoration work on the paths/trails.

I am totally bummed because we'll be there in about 10 days and was looking forward to our time at the point.

Need to design a straddle carriage to be able to lift a ton - any Welders out there?

Couldn't find an image to link but a straddle carriage is a platform with two sides and a header used to lift pallet loads of cargo buy the header using (in my case) an electric chain hoist.

I need to design a straddle carriage to be able to lift a maximum of 1 ton. I'm getting quotes from different guys but because they are using different plans I'm not sure which one makes the most sense.

The unit is to be 5' x 5' at the base & and 7' high.

The options are:

3 x 3 x 3/16 square tubing around the perimeter with 1/4" plate as the floor
3 x 3 x 3/16 square tubing for uprights & Header. The uprights are braced on the two sides with a diagonal from corner of base to halfway up the upright.

2 x 2 x 1/4 square tubing around the perimeter and a cross brace underneath a 3/16" plate as the floor
2 x 2 x 1/4 square tubing on the uprights & a 2 x 3 x 1/4 Header. The uprights are braced on the two sides with a diagonal 2 x 2 x 1/4 from corner of base to 3/4 up the upright.

2 x 3 x 3/16 rectangular tubing around the perimeter and double 2 x 3 x 3/16 bracing in both directions underneath. A 1/8" plate or extruded matting on the floor

Following last week's addition of Jeopardy-playing capabilities, the company will now let its voice-powered software narrate Kindle books aloud through the Echo. You can now start a narration by saying, "Alexa, read "[Kindle book title]," and the software will launch into a reading, albeit in a far more robotic tone than your standard audiobook narrator. The feature is free to use with any Kindle book in your library.

The software will keep track of which book you were reading last, so you can also launch a narration by simply saying, "Alexa, read my Kindle book." Alexa will respond to commands like "pause," "go forward," and "resume reading" too. Unlike the Amazon-owned Audible service, however, you cannot specify a certain chapter to jump to in your Kindle book..."

My timeshare up in collingwood Ontario sent and email today and they mentioned membership retirement program.... First I have head oh it.
From the email:

....we no longer market our hotel to sell any new memberships. We do however, have a large number of current members that we want to remain as members...

The membership will continue to reduce in numbers as members take advantage of our membership retirement offer or member programs come to an end. Our retirement program will increase starting March 1, 2016 by approximately $400.00. Other members will hopefully take advantage of offers to increase their membership by adding weeks or additional points. As we have eliminated all sales and marketing costs we are able to sell these upgrades, only to our members, at very attractive prices.

Ok, so it sounds like they are getting out of the timeshare business and trying to be a hotel...

However the pessimistic side of me says... Warning danger ... They are trying to milk as much out of the membership one last time before?? Leaving us high and dry? I have no idea, but my spidy senses are tingling....

I have not received any offer letter, I called once today and got a busy signal so I dropped them an email... I was busy at work so could not call back...

Has anyone seen this sort of behavior/ action before?
Am I too pessimistic?

I will follow up and look for more answers, just thought I'd run it by the board here to see if anyone any ideas....

Membership retirement program?

Best Request for II Trades

Fairly new to timesharing. Own a 3 BR at Marriott Lakeshore Reserve during Premiere Season Feb- end April. I may not be able to use it next year so the options are to rent on my own or trade in II. If trading is it best to reserve President's week, March week or week before or after Easter which falls in April next year. My thought was the Easter week since my unit sleeps 12 and may attract families with kids needing to vacation around Easter break. Other question is which is better: request first with a good week or just deposit into II? The II trading options are so confusing to me. I have placed requests in past and done fairly well but if I want to just search online how far out is inventory available? Do they list availability for 2017 now?

Why waste money on II ?

OK I hope I can get this discussion going amongst weeks owners without getting accused of advertising.

My best understanding of II fees is that it costs a minimum of $89 to join for a year, and at least $179 for and exchange, for a total of $268

You can join a direct exchange Marriott-to-Marriott exchange website for $2 and pay $12 for a year and arrange one or many exchanges.

The savings is $268 - $14 = $254 at the minimum, and increases by $179 for each additional exchange.

I understand why Tuggers who are looking to trade-up would not be interested in direct exchanges with other owners, because no owner is going to willingly trade-down.

But what I do not understand is why thousands of Marriott-owning Tuggers are not flocking to that kind of savings.

What say you?

How long has the $100 LMRental fee been in place & how much has yours gone up since?

There is a thread going on, is redweek dead, has some interesting comments.

Raised some questions and would be interesting to find some answers.

I love the Last minute rental section , and do not wan't to loose it.

1) How long has the $100 last minute rental fee been in place?

2) Long time tuggers , what were you paying for assessments at that time?

3) How much has the assessments gone up since that $100 a night was established ?

4) Why is it so low, the $100 a night ?

Maybe my fee's are just really high @ Orange lake. $376 loss if my vacation falls thru to get it rented.

We are considering placing a request first search in interval for our 2017
Week, as we'd like to do HGVC if the Marriott doesn't come through.

It looks like placing a request first shortens your deposit life (in this case, we would have to travel by 6/17/17). Am I understanding this correctly?

Second question- How does Eplus affect this? If we received our thanksgiving request, it will be a mute point, but I'm just wondering what would happen if we spotted a better trade...

Anyone ever use carrentalsavers.com? I've got an Alamo reservation at the end of this month, but I found a better rate through this site. The savings is only $20 and it requires that I pay at the counter, which I would like to avoid. I like using the kiosks to save time.

We're about to check in to our first stay as owners (!) an open-season long weekend at the North Strip location. Since the casinos are kind of sparse up at that end of the strip, I'm trying to scope out good dining options that would be walkable.

We've got a fancy night out reservation at José Andres Bazaar tonight, and I've also got Fat Choy http://ift.tt/1OV2UAz and Flock and Fowl http://ift.tt/1UWTzrX on our list. (We saw Fat Choy on Diners, Drive-ins and Dives and the short-rib grilled cheese looks incredible)

But, assuming I don't have a heart attack from gorging myself at those places, anyone have other suggestions of good places that are walkable from the Strip/Boulevard resort?

help w/Hanalei Bay Resort (Princeville, Kauai)

My husband and I have been owners with WorldMark for probably 20 years and have exchanged into Princeville many times. We love it there. We discovered the Hanalei Bay Resort about 6 years ago while driving around dreaming of buying our own condo. We weren't really in the market to buy another timeshare, but the location is simply paradise. We stopped into a timeshare resale place and asked some questions, and then back to the resort to talk to a few owners. We heard about the poor management and trouble the resort was going through, so we decided it would not be a good decision to buy. Since then we have stayed there 3 times with exchanges thru RCI, II, and a booking through VRBO. We have watched the turnaround the resort is making, and fell even more in love. We went to Kauai for a few days last month with an exchange into Kapaa, but found ourselves up on the North Shore 2 of the 3 days. Of course we had to check out our favorite spot - HBR. They have a resale office on site now, selling foreclosed ownerships. Though we weren't really looking to buy another timeshare, we would love to stay at HBR every year and exchanging doesn't guarantee we'd be able to do that, so are seriously looking at buying. We are interested in a 2 bedroom mostly because the views of the bay. We were told they are selling those for $8500 (2 bdrm maintenance fees are $1500/yr). Is that a fair price? should we be negotiating? Should we be keeping our eye out to buy from a private party instead? (The resale person said it would be faster, easier, and closing costs about $1000 less by going through her.)
One thing that is making me a bit unsure about buying is that my husband doesn't find out when his vacation will be for the following year until Nov., and since owners can book out as far as 25 months, and bonus time at 12 months, I'm worried there wont ever be availability for us once we find out when we can go. I'm wondering if we'd have just as much success continuing to exchange when we can, and VRBO when we cant. Any owners out there with advice on that? Or anything else about being an owner there?

I put a hold on Sunrise Ridge in Pigeon Forge and this is in the RCI notes. There may be a 99 U.S. dollars for 2 Bedroom units, per stay housekeeping fee. This is getting ridiculous. Also I was looking at Greenspring 5 dollar a day activity fee and powhatan has a 10 dollar activity fee. 10 dollars a day for what? I kind of understand Kingsgate 6 dollar activity fee for there arcade. Which is awesome and all games are free. Put come on a housekeeping fee this is ridiculous.

Why are people giving timeshares away or selling for $1?

Hi folks,
I'm new to TUG, I've been reading this BBS for hours on end the last few days. I'm just trying to understand why people are giving away or selling TS for $1.

I am thankful for the tips I've read so far on TUG. I called a few timeshare re-sellers to understand the value of our TS. When they told me what they would get for it, I was shocked; it was more then I paid originally. But I stopped myself from using them. They wanted an upfront payment of $1756.00 USD charge for selling my timeshare.... even tho it included all the paperwork, transfer and closing ;).

But in reading a few posts of people trying to give away their TS for $1, I must be missing something (not that far fetched tho).

I have RCI weeks. 1 fixed week and 2 bonus weeks with a TP (Trading power I assume?) of 42. For 3 weeks every year my whole family goes anywhere in the world RCI has a place all for $252 all in minus airfare and any all-inclusives. Paying MF of $300ish a year doesn't seem like alot for the benefit. Sorry that sounds like a sales pitch, it certainly is not :). I just see a lot of value in my own TS. Maybe I don't understand the relationship between my TS and RCI? I'm not sure.

If a TS is 50% marketing and sales costs as I read in TS 101 (great article btw) than shouldn't a TS be worth 50% of the initial cost? And if vacations are increasing in prices, shouldn't a TS week do the same? Sure supply and demand says there are more sellers than buyers, but does that mean people should take 100% loss on their TS? I'm sad to see that's how it seems to be.

I just don't understand why TS have no value and I'm trying to learn/understand why.

Quarter House #427

My husband and I and another couple will be at Quarter House in May (our first trip there together). I am looking forward to seeing and doing as much as possible, and know "doing it all" is impossible!

What I am not sure about is how the unit at Quarter House is set up. We are confirmed into unit 427. I know it is a 2 bedroom 2 bath, and am sure it has all the normal timeshare amenities, but wonder about the privacy of us and our guests. We love them, but a little privacy is a good thing. Does anyone have any information?

Harborside Info needed

Planning on getting a StarOption exchange in a few days to Harborside to try it out. I am reading conflicting reviews of the place. Some units are remodeled, some buildings are not, questionable maintenance, expensive (planned for that), things shut down in hurricane season, lazy or not caring staff, etc.

So, here are my questions:

1. If I check in on a Saturday, what building will I get and/or will it be renovated?

2. Will my ownership status in Starwood mean anything regarding perks or villa assignment?

3. How much is internet? We must keep in touch with home. Any other additional charges we can expect?

4. I saw once somebody posted a link to a grocery store with prices but I can't find it. Anybody? Is there a shuttle to the grocery store?

5. Best way to get from airport to Harborside and at what cost?

6. Should I bring a suitcase full of food (cereal, dry goods, etc.) since people seem to complain the most about the grocery prices?

7. What kinds of excursions are there to do outside of Atlantis?

Diamond Sedona Summit

Sorry for posting again I think somehow my other post got deleted or somewhere back in time.

I was wondering how you like the Diamond Sedona Summit. We are in the process of purchasing a 2 bedroom lockoff in the phase on the right hand side as you enter the resort past the Clubhouse. The total for the unit is $1,300ish which includes the $966 Maintenance Fees.

I took a tour of the Summit and Mesa Units 2 bedroom and 2 bedroom lockoff and enjoyed the interiors of them. I was wondering how the interiors look of the first phase. From what the kind woman working at the Front Desk said is to request Buildings 20 or 21 2nd Floor.

If you have photos of the recently updated units in the area around Building 20/21, 2,4 that would be great. I know the buildings along Highway 89 A are best to be avoided and that only 10 percent of the units have views.

Do the 2 bedrooms in the first phase have the same setup as the ones in the Sunset/Mesa in that the Studio has a 2 burner stove, Sofa Bed and Pillowtop Queen Bed with Walk in Shower.

In the 1 bedroom the Master Bedroom has the large tub(I realize they are doing away with the Jets which is fine) with a window sitting area, Walk In Closet.

In the main living room is the couch by the window with the TV directly above it? and the Fire Place is directly to the right with the Kitchen and Dining area beyond?

I saw the layout online and photos but was not sure if the photos I see online are the same in all units. The lady at the Front Desk said that all units have been updated with new furniture that looks like the Sunset/Mesa Units. The lady preferred the 2 bedroom lockoff to the 2 Bedroom Condos without the lockoff.



I took two extensive walks around the property and like the poos, jacuzzis Fitness Center, Clubhouse. I looked at the Hyatt Pinon Point, Los Abrigados and Summit and saw the Summit was the best of all.

For owners at the Summit please give your feedback. I enjoy the resort and I feel as if the MFs are reasonable. Now people keep selling points and the MFs are high . We are members of RCI and Interval and if worse came to worse we would split our 2 bedroom into RCI and get points for doing so as we do with the Villa Mirage.

This leads me to my next question how are the TPUs of the Units at the Summit for trading? I know its Red Week Year Round and its Floating. Other weeks here were Fixed weeks.

I read reviews on Trip Adviser and it seems like non-timeshare owners give it not so good reviews and there is a mixed bag of reviews stating the units are not updated etc. On RCI it got good reviews. Whats your take? If the Units were updated then I am sure its nice.

Do you think I did enough extensive research? I was very happy with the way the resort is setup and while they can charge for internet we have ATT WiFi and I don't mind going to the Starbucks down the road. What I really liked is the sidewalk to walk the 4 miles into town with the views of the mountains.

Your feedback is most appreciative.

"If your maintenance fees have increased, you have been issued a special assessment or you are simply not using your timeshare the way you had planned you may qualify for a new service to eliminate future payment of fees. I already got the contract number from the resort via email so I think that would be enough to sign up.
However I did not receive the welcome letter via postal mail yet (and it will take a while as I am living in germany).
So I wonder if it is worth to wait for the welcome letter (as there might be some special sign up offer?) or just sign up straight away?

I just bought a new timeshare and I am obliged to pay the maintenance fees starting with 2016. Now the resort asks me to pay the maintenance fees for 2016 AND Taxes for 2015.

The ebay auction I won says I would have to pay the maintenance fees beginning 2016 but said nothing about taxes from 2015. Sumday now argues that taxes from 2015 are actually part of the maintenance fees of 2016. It sounds odd to me but that doesn't mean it is not true.

Is it correct what they are stating?

Using a Studio to Trade for a 1BR in II

I was placing an ongoing exchange request in II tonight, and while I wasn't looking to trade our studio for a 1BR, I found something interesting.

When you place an exchange request, you have to tell it the minimum unit size you require and if you require kitchen facilities or not.

Could one in theory, use a studio unit and try to trade in to a resort that has studio and 1BR units, but in the request indicate that they require kitchen facilities? As long as the studios at the resort doesn't have kitchens but the 1BR units do, wouldn't the system have to match you to a 1BR unit as long as the trade power was there?

An example would be exchanging in to Lakeshore Reserve. I have a studio, when I place the request, indicate that I will accept a studio but indicate I require kitchen facilities. Thus if they fill the request, it would have to be a 1BR unit since none of the studios have a kitchen.

I can provide specific maintenances for 2016 as needed. They are around:

$275 for 37k ODD
$565 for 67.1k ODD
$725 for 81k ODD
$550 for 37k ANNUAL
$570 for 44k ANNUAL

LT would be able to combine more than one unit into a single closing document at an incremental price for more than one unit.

Annual usage would start 2016, and for ODD units buyer, as mentioned, would reimburse for 2016 maintenance fees but would have full usage starting in 2017.

I used choose2 the first time yesterday. Overall very happy. :clap: For me this was better then the AC certificate I have.

My eligible weeks are coming up and they were able to look at availability for choose2 into May for January exchanges.

Seems the reps have a list/grid just like the one online except it goes out further. What you see on the list/grid are the only places eligible for choose2.

Call when you have time because I believe this process is being done manually to determine what you can get and then they look for a match online.

I got 2 weeks that I felt were good. They might end up great if the weather is good.

Why is the HGVC app so low functioning? It seems like the only purpose of the app is to browse and compare a little. Is there any news of a new app for reservations or management of our clubs? I would love to be able to make reservations right from my tablet. #hgvcproblems

Newbie looking to book in December

Hello... today we received the ROFR waiver and closing documents...they will be faxed back tomorrow along with a wire transfer.

Can anyone share how long the process will take after that and when I might be able to book our first vacation? We would like to CO or UT in December, which from what I've read (and think I understand), needs to be booked on March 1.

Is this possible or are we not being realistic? I've heard it takes 4-6 weeks for the deed to be recorded but after they get all the paperwork, they could load us in the system in as quickly as two weeks.

Any information is greatly appreciated...thanks much!

Arrived at Royal Vista on Saturday for our usual 4 week winter vacation here to discover the beach is undergoing restoration again. Trucks start up at 7 am and run to 5 pm with the beach totally closed. Front desk and local TV reporting said this could be going on for months.

I'm just curious what the fees are for owners at this resort. I'm in a 2br unit in bldg. 16, room 261. It's a parking lot view. This is a nice resort and I'm thinking the fees are on the high side.

I will be doing a review on this resort and I'll be letting everyone who gave me suggestions on what to see know what I ended up doing while here. I've got a week to go so plenty more to see.

Soooo when we bought the resale EOY Shadow Ridge TS. I only lightly considered trading (the "I"s are because my hubby is letting me do all the research and decision making on the TS buying.) We stayed there many years ago and thought this was an awesome resort! So in my head I was just envisioning our little family of 4 staying there once every other year.

But now after reading all the posts about trading and the lock off feature, I'm trying to find information. The information mostly seems older. And I'm still not clear on the trading system. And the way Marriott works for resale week owners.

I believe I understand that weeks owners have to trade via II. Once our resort deed has been transferred and Marriott is aware of our existence, what then?

Am I responsible for paying for II if I want to trade?

Or does II come with the ownership?

We have an II membership with Starwood, can I use that for Marriott?

I am going to Palm Springs (Wyndham Indio) for two weeks at the end of February.

I was getting discouraged by the rental car costs. For the longest time I was at $494.49 for a midsize SUV for the two weeks (booked through Costco Travel with Budget Rent a Car).

I had read about autoslash.com on Tug and they have come through big time for me. My rate is now $285.15 (with Thrifty Rent a Car)...a savings of over $200 which at today's exchange rate is almost $300 Canadian.

New Laptop Windows Updates Fail

So, I finally get a new computer- HP Pavilion with Windows 10 installed and only have it for a couple of weeks and suddenly the updates do not install.

Tried restarting, etc. Set to actually install when the computer is not in use. It was working- last updates for 12/31/15.

I am besides myself. I am sorry my husband talked me into getting a new laptop. I had an HP with Vista and- yes- I was starting to have issues with it but I didn't expect I would have any problems with a brand new computer. All I do is check emails, Facebook, banking. No games or movie watching or anything like that.

Have 2 printers installed. Ugh! Driving me nuts!

Help me decide

Trying to decide where to go in September. It is down to either Lagunamar, which we love vs. trying to get in at Harborside. I know Lagunamar and know that the resort will be up and running full tilt with virtually nothing shut down. However, what about Harborside? I am hearing that pools, restaurants, etc. can/will be shut down in hurricane season. Is this true? What would you do?

Airfare will cost about the same to either destination for us. I know food will cost less in Cancun and right now the exchange rate will benefit us more in Cancun.

Sedona Summit 2 Bedroom Lock Off

How do you like the 2 bedroom Lockofs at the Sedona Summit? I know there is a Mesa Section, Sunset Section. Are all the units updated? Do they all look the same? I took a Timeshare Tour and saw what I believed to be the Mesa Section.

Would you purchase on the resale market a unit here? The MFs are $966 per year. We own over at Villa Mirage. There is an ad for a Deluxe 2 Bedroom Lock Off in area 4 on the map. I know you can request a unit and view if available.

As its a Red Week Floating 1-52 it seems like the demand is high. If we split the 2 bedroom and lock off like we do at Villa Mirage where we get 30ish for the 1 bedroom side and 27 for the Lock Off would this be a good TPU exchanger for a nice resort?

We are planning a vacation at Bonnet Creek during the 1st week of June. We were looking at information on Disney that week and noticed it is Gay Days.

For those who have been to Orlando/Disney that week.....how big a deal is it?

I understand if I go to Daytona during Biker Week, I'm going to have lots of crowds, biker stuff everywhere, etc.

So, just trying to think through how different that week is than the other 51 weeks out of the year.

Looks like SVV is finally beginning construction on its final planned phase, South Beach.

We will be in Breckenridge for a week next month. Three families each with 2 teenage kids. We plan to go to dinner 2 nights with the kids and 3 nights just the parents, while the kids go out for pizza or make mac & cheese or something in the rooms. We're thinking they will want some time to themselves anyway. Can anybody recommend good restaurants? Or are there any you would stay away from?

Flagstaff two bedroom 1/30 to 2/6...$700

Hi,

It looks like I cannot use this week in Flagstaff at the Wyndham resort. The two bedroom unit is well appointed with a full kitchen and king sized bedrooms.

Reviews all seem to say the resort is very well liked and there should be snow nearby at three smaller ski resorts. The city of Flagstaff offers many of the normal benefits and there is the Northern Arizona University campus and observatory to explore. Something different alright.

The Grand Canyon is a little under two hours away but worth the drive...it will be one of the most remembered natural features seen in your lifetime. There are some bus tours that leave from Flagstaff that are in competition so prices can be reasonable.

Winter snow can dust the clifftops with a white frosting that is spectacular to view. I stay on the top side and travel along the rim for different vistas but the trails are great for those who can handle the height....

Sedona is only 30 minutes away and you should hike a few of the best trails that meet your ability. The Trail Hut helps with a cup of coffee, cookies and free valuable advice. Oak Creek village is where we stay when we go and you can't go wrong with The Schoolhouse restaurant or even the Mexican place three doors down....locals eat there so you know the prices are right.

Golf can be played at the Oak Creek CC check GolfNow....great tract.:cool:

What happens if I put an ongoing search for a timeshare week that I see as available as a getaway but that I cannot see as an immediate exchange option?

Has anyone ever done that?
do you get a match overnight or does the search just hang?

I'm wondering whether getaways can be had as an exchange, for example, if II has the flexibility to say, "there's a request for that week that we have as a getaway, let's give it to this person with an ongoing search instead"

So ultimately I want to give away my timeshare, but I guess I want to clear a few things up before I post anything so I am giving the right information :)

I currently own a deeded week, used through RCI, I have previously deposited a few weeks and then never used them, the exchanges are just sitting there; will the person getting my timeshare also get those deposited weeks?

Another question, any recommendations on the transfer title company? I would prefer not to have to pay those costs, but will still like some recommendations :)

Another long time Tugger is gone

I am so very sad to have to post this. Fern Modena passed away suddenly today. Fern was on TUG from it's early days and at one time the Tug Lounge was called Fern's Cafe (or was it lounge). When I was in Vegas in Nov, a few other Tuggers and I had lunch with Fern. She had several health problems in recent years but her death was unexpected.

Fern was sometimes abrasive on TUG but she was always very nice and kind to me. She is now with her beloved Jerry.

May she rest in peace. :bawl:

Cancelled contract but CC company is siding with [Legendary Preferred Destination]

I'm new to this forum and I apologized if this topic was already covered earlier.

We signed a timeshare contract with Legendary Preferred Destination back in June 2015 and was able to cancel within 5 days - email & letter delivered within 5 days. After disputing the charges for the deposit several times, my credit card company is now requiring me to pay the balance on Jan 13, I've presented proper documentation to support my dispute but my CC company is siding with Legendary stating they are not in position to determine cancellation policies and do have an obligation with the merchant as well.

Please advice, I'm hoping I can avoid paying so I don't wait for a refund. Or any recommendation of any lawyer that can help. Thank you.

Looking for advice on selling this contract that is only 2.5 years old. There is still 2.5 years left on the contract, but I am not going to use this sort of club that gives you so many points per year after paying an annual fee. The contract is almost half paid off. I would sell it for a $1000 if someone would just take it over.
It has a dozen of so resorts around Cuba to pick from.
I looked at Craigslist, but it did not appear to be a good marketplace for such real estate ads.

Personally, we do many exchanges each year (10 or more) using II and RCI using WorldMark and another Oregon Coast weeks resort, but have never visited Mexico, and have read on TUG of some rather frightening reports against owning there. The buyer has asked us for advise. Would some of you great Tug people help us help them?

Hi all,

I was able to finally open my account today and was playing around with both classic and revolution sites.
On the classic site, I've noticed that green is available and white is not available, but what does white with green outline represent? Low inventory?

Also, I was looking into Hawaii in late Aug~Sep. I thought low season starts on week 36, which is the 28th of August. It seems like the points are still higher on for that week or maybe partially. Does low season start on 1st of September?

Any inputs are appreciated :)

Exactly how does this work? If I bank one week to get a second week and I want to use both weeks at the Jockey Club do I have to pay the exchange fee each time I want to use any or all of the weeks. If I want to use both weeks consequently do I pay the fee for each week. How much are the fees?

Selling back to Resort

Our home resort in Florida is offering to buy back our weeks and we're thinking of taking advantage of the offer. It's part of the resort owner services. We've owned the weeks for awhile, used it every year and enjoyed it. They have a program in place to resell it. As I understand it, we sign the deed over to a reseller and when the week sells, we get paid the agreed amount. The reseller is Cocoa Beach Development, Inc. Has anyone been involved with this type of activity.

We are platinum and planning ahead for next year, and noticed Margarataville costs 350,000 points for a 1 BR presidential, which is a lot of points. Anyone have any accurate information about booking capacity (availability of units) at that resort?
I have this thought in mind, wondering if we could book Jan. 2017 60 days out at half points? Or would the resort be expected to be full in Jan. and Feb?

Confused by My Units in Interval International

When I signed up for MVC, we were "given" an Interval International week as an additional enticement. There were some problems with it getting initially deposited and some words were exchanged over email. Eventually, it appeared to have been worked out.

When recently checking the deadlines to use that week, I found some additional items in the My Units section of the II website.

1 - My Account shows the proper week deposited (Marriott's Waiohai Beach Club MAW, Unit DTBOV, 2 bdrms, Week 21, 5.25.14 to 6.1.14). Exchange No. is provided and, logically, says expires 6.1.16 (2 yrs. from actual week).

That seems right from our discussions. I assume I can try to trade that so long as we use it prior to expiration and can get a trade done. How difficult will that be? Is that a pretty high priority trade? Since it is past its actual week, does it still have any "trading power?"

2 - My Units (under Exchange tab) also has 2 "Accommodation Certificates" with expirations of 2.7.16 and 3.6.16. No idea where this came from or how to use it. When I played with it to try to find an exchange, the options were very limited and the ones I found wanted ~$250 to go through the whole process to book.

Is it possible this is some sort of "deep discount" promotion designed to convince people to rent low demand units at a cheap price in hopes that folks visit and spend $? Otherwise, I have no idea how or why it is in our account.

Would it have any value to trade to anyone at this late date? Can it be extended?

3 - There is a MVC Orlando 2016 Unit in there with no real information about it. Is that just a "placeholder" for MVC trades I would propose to use actual MVC points to get an II property?

Sorry for the newbie questions. Just trying to figure this out.

North Korea’s new claims that it has tested a hydrogen bomb is drawing both fears and skepticism from politicians and experts. While North Korea isn’t a nuclear superpower by any means, it’s been generally accepted that the tiny dictatorship probably has a few nuclear warheads in its possession, albeit lacking the missile technology necessary to launch them. So why are people so worried by North Korea claiming it tested an H-bomb?

Like other weapons, not all nukes are made equally. And while atomic bombs like the two dropped on Hiroshima and Nagasaki during World War II are extremely destructive, hydrogen bombs can be at least 1,000 times stronger than their predecessors, The Globe and Mail reports.

Although the atomic bombs of World War II, which went by the code names Little Boy and Fat Man, used different fuels and triggering mechanisms, they were both fission bombs. This means that they harnessed the energy released by splitting either uranium or plutonium atoms. Hydrogen bombs, on the other hand, are fusion devices. Instead of blasting atoms apart, H-bombs slam isotopes of hydrogen together that sets off a chain reaction, making for much more energy-efficient and destructive explosions..."
